Budget and value

What is the best-value bathroom upgrade? Replacing a shower recess and hob with a walk-in shower and a fixed glass panel. It modernises the room, makes cleaning easier and usually keeps the existing waste position.

Is a partial renovation worth it? If the bathroom is not leaking and the tiles are sound, yes. A new vanity, tapware, screen, mirror, lighting and regrouting can refresh a room for $6,000 to $12,000.

Should I keep the bath? In a family home, usually. A bath is useful for young children and expected by many buyers in family suburbs. In a second bathroom or ensuite, a larger shower is often better.

Can I supply my own tiles or vanity? Often, as long as they are suitable and on site before work starts. Warranty for owner-supplied items sits with the supplier.

Penrith homes

Why is my 1970s bathroom floor drummy near the shower? Water has probably been getting past the tiles for years. On a slab it can loosen the tile bed; on timber it can damage the sheeting or joists. It needs opening up to assess properly.

Is the heat a problem for a bathroom? It affects comfort and materials. Good ducted ventilation, flexible sealants in corners, and light or mid-tone floor tiles all help in Penrith summers.

My ensuite has a corner spa nobody uses. What are the options? Replace it with a standard bath, remove it for a larger shower, or use the space for more vanity and storage. See ensuite renovations.

Rentals and strata

What should a rental bathroom include? Proper waterproofing, durable porcelain tiles, a fixed-panel shower, a ceramic-top vanity, quality chrome tapware and a ducted exhaust fan on a timer.

What approval does a townhouse or unit need? Owners corporation approval for work involving waterproofing, plumbing or common property. Check the by-laws and apply before booking a start date. See small bathrooms.

During the job

Will there be a skip on my driveway? Usually, for about the first week. On a busy street a council permit may be needed if the skip goes on the road.

What happens if something unexpected is found? It is photographed, explained and priced as a written variation before any extra work goes ahead.

When do I pay? A deposit of no more than 10 per cent, then progress payments tied to completed stages. The renovation steps page shows when each stage happens.

FAQs

Questions people ask before they commit

How much does a bathroom renovation cost in Penrith?

As a 2026 guide: a small bathroom $14,000 to $22,000, an ensuite $15,000 to $25,000, a main bathroom $20,000 to $32,000, and a main bathroom with an ensuite $32,000 to $52,000.

How long does it take?

About three to four weeks on site for a main bathroom, three weeks for an ensuite, and two to three weeks for a small bathroom, provided selections are ordered before demolition.

Do I need council approval?

An internal bathroom renovation that keeps the room in place is generally exempt development and does not need approval from Penrith City Council. Structural changes, extensions and external changes may. Strata properties need owners corporation approval.

Will my home have asbestos?

Homes built or renovated before 1990 may contain asbestos in wet-area sheeting, eaves and old floor coverings. Bathrooms in those homes are tested before demolition, and removal is carried out by a licensed asbestos removalist.

My home is only a few years old and the shower leaks. What should I do?

Check whether the builder's statutory warranty applies. In NSW, major defects are covered for six years and other defects for two years from completion. Raise it with the builder in writing before paying for repairs.

What deposit is allowed?

The deposit on residential building work in NSW is capped at 10 per cent of the contract price. For work over $20,000, home building compensation cover must be in place before a deposit is requested.

Can I stay in the house?

Yes, as long as there is another toilet and somewhere to shower. If the main bathroom is the only one, plan an alternative for the renovation period.

Who does the work?

Renovation work is carried out in partnership with Coastal Renovation Group, a licensed NSW builder. Licence and insurance details are provided on request.
