A suburb of layers
The suburb of Penrith grew outward from the old town centre around High Street and the railway. The result is a patchwork.
Close to the centre, you find older cottages — weatherboard, fibro and brick — some dating to the early and middle twentieth century. Further out, brick veneer family homes from the 1960s to the 1980s fill the grid streets. Scattered through both are walk-up units and townhouses. And around the CBD and the newer precinct near the station, apartments have added a very different kind of bathroom to the mix.
Each needs its own approach.
Older cottages near the town centre
A bathroom in an older Penrith cottage is often an addition, built at the back of the house, sometimes in a sleep-out or enclosed verandah. Typical findings:
- A timber floor on piers rather than a slab
- Fibro linings that need asbestos testing
- Galvanised water pipes with poor flow
- Little or no waterproofing behind the tiles
- A small window as the only ventilation
These are the jobs where structural repairs are most likely, so the measure includes a look under the floor where possible.
1960s–1980s brick veneer
The most common Penrith bathroom. Off the hallway, often with a separate toilet next door, a built-in bath, a shower recess with a hob, and coloured or patterned tiles. Most sit on a concrete slab.

Units and townhouses
Walk-up blocks and townhouse developments in Penrith have compact bathrooms with fixed plumbing and a concrete slab. Renovating one requires owners corporation approval, working within by-law hours, and protecting common areas. Pre-1990 blocks are tested for asbestos before demolition. New apartments
Apartments built in the last decade around the Penrith CBD and near the station are generally too new to need a full renovation. If a bathroom in a recent apartment is leaking, check first whether the defect is covered by statutory warranty — six years for major defects and two years for other defects — or by the building's defect bond process, before paying for repairs.
The Nepean and the heat
Penrith sits on the Nepean River at the foot of the Blue Mountains, and it is one of the hottest parts of greater Sydney in summer. Bathrooms on the western side of a house, under a tiled roof, can get uncomfortably warm and humid.
A ducted exhaust fan with a run-on timer, a window that opens, and light or mid-tone floor tiles make the room more comfortable. In winter, a heated towel rail takes the edge off cold mornings.
Parking and access
Most Penrith streets have enough room for a skip on the driveway or kerb. Near the town centre, parking restrictions can apply, and a skip on the road generally needs a council permit. Units need a plan for moving materials through common areas.
